Terms and conditions

You may cancel up to 60 days before check-in for a 100% refund, and up to 30 days prior to your stay for a 50% refund. Cancellations of 29 days or less are not eligible for refunds.

No refunds, whether full or partial, are issued for factors out of our control which may come into play during your stay which impact not just the cottage but surrounding properties as well. That includes, but is not limited to, adverse weather conditions, power outages, and aquatic herbicide applications on Jordan Lake to control algae bloom. If the later should occur, public notices will be posted all along the shoreline, both public and private stretches, with details regarding any restrictions.

If a cottage specific issue arises during your stay which could impact your safety or essential services, please contact Jason immediately, on his cell at (616)577-0359. That could include insect or rodent infestations or breakdowns of major facility components, like the kitchen stove, air conditioning units, or heaters. We will strive to resolve the issue quickly and with minimal if any disruption to you. If you fail to notify us of a problem when it occurs, we will regretfully be unable to address the issue, and you will be ineligible for a refund, whether full or partial.

If, upon or after your arrival, you discover missing or malfunctioning non-essentials from the amenities list, such as out-of-service watercraft, hot tub, grill, internet, or minor appliances or electronics, please notify us at once, and we will do everything within our power to restore them quickly. If notice is not provided upon discovery, resolution of the issue will not be possible. Regardless of whether notice is given, please realize that such extras are provided at our discretion, and while we strive to keep all of them accessible at all times, repairs and upgrades at times render them unavailable, and no refunds, whether full or partial, will be granted to compensate for their loss.

Check-in is anytime after 4 p.m. Check-out is by 10 a.m.

Smoking is allowed outside, but never inside. That indoor ban helps us accommodate our guests who are sensitive to smoke.

Pets are allowed without a fee or deposit, but do please notify us before your stay. Depending, we might alter our preparations or clean-up routines accordingly.

While you are welcome to host parties or other events at the cottage, please limit the daytime guest list (including those in your own party) to no more than 12. And please note that the bed arrangement allows for 10 overnight guests at a maximum.

Please strive to keep the noise level reasonable after 10 pm, so as not to disturb the neighbors.

Please treat the house gently, taking care not to cause any damage which might not only harm our pocketbook but also inconvenience and disappoint our next guests. And please strive to avoid leaving a mess in your wake, as turnaround time can be tight between reservations. We fully expect to find piles of discarded towels in the bathrooms awaiting washing, unmade beds whose linens are bound for the laundry room, and routine sweeping, vacuuming, dusting, and the wiping down of surfaces in order. Anything beyond that normal level of disorder, for example, dirty dishes piled up on the counter, can be problematic.

Please do not rearrange the inside or outside furniture, with the exception of lightweight patio chairs and tables.

Please do not take from the premises anything which was there when you arrived. While we do provide free of charge pantry items such as ground coffee and cooking oil, disposables such as toilet paper and paper towel, and select toiletries such as body wash and hand soap, what is on site is for you to use only during your stay. If you do not exhaust the supply, please do not take the remainder home with you. And if you do use something up in its entirety, please leave behind the container so we know to restock for the next guests.

Please shut windows, patio doors and the skylight when inclement weather is moving in, to avoid water or wind damage. Please lock the doors when you leave the premises, both to protect your belongings, and our property.

Please be mindful of energy consumption. Try opening screened windows and doors and turning on the ceiling fans before activating the A/C units. If the A/C is running, please shut all doors and windows.

Please make note of the following.

Docks on the lake are pulled in November and dropped in April. Exact dates vary from year to year; please inquire regarding more specific projections if they could impact your stay.

All parking is free of charge and steps away. From April 1 to October 31, parking is allowed 24/7 on the street in front of the house. From November 1 to March 30, street parking is not allowed between the hours of 2 and 6 a.m.; overnight parking is available in a public lot directly across the street, shared by the beach. Whenever you park on the street, please do so directly in front of the cottage, and not in front of the neighbors’ homes, if at all possible.

Kayaks and row boats are launched from this property. Larger boats are launched at the Jordan Lake Boat Access Site, five minutes down the road. Boats of most sizes can be docked at the property when the dock is in.
